Your landlord has the obligation to maintain the structure and exterior of your property and keep it in good repair. He/She is responsible for keeping the property wind and watertight and fit for you to live in. Landlords are always responsible for:

* Drains, gutters and external pipes
* Water and gas pipes and electrical wiring
* Basins Sinks, baths and toilets
* Water and space heating installations

Landlord's legal responsibilities have recently been increased by the Housing (Scotland) Act 2006. The Scottish Government has published details on the Better Renting Scotland website, which can be found here.
