Private companies or not-for-profit housing associations build or own most retirement housing in East Lothian. Once built, the management of sheltered housing is transferred to a commercial or non-profit-making company.
Houses are normally clustered into schemes, and the company employs a manager (who may or may not be resident) to organise the maintenance and cleaning of communal areas. Depending on the level of care needed, further facilities and housing support may be provided.
Private sheltered housing can be rented or bought. When bought, it is usually at full market price; however, schemes exist to help older people with limited incomes and some capital who can't afford market prices. As with all sheltered housing, there is a minimum age for residents, which is usually around 55 or 60 (although this age restriction doesn't apply to purchasers).
