Common repairs
If you are organising repairs to a common element of your building (the responsibility for which is shared with other owners), there are certain steps you need to take to ensure any decisions regarding repairs are taken correctly. There is legislation in place to help owners to organise common repairs. The council has published an advisory leaflet about organising Common Repairs.
You must first check your title deeds; these will tell you who owns the property, how the property should be managed and maintained, who is responsible for repairs and outline the decision making process.
If the title deeds do not mention common repairs or are unclear, further information can be found in the Tenements (Scotland) Act 2004.
