Long term empty unoccupied but furnished

Circumstances - If the property is unoccupied but furnished - 12 months 10% discount, followed by a 100% premium.

If the property is being actively marketed for sale or rent then an additional 12 months at standard charge may be awarded before moving onto a premium.

Long term empty - undergoing structural repair, improvement or reconstruction

Circumstances - The property is undergoing structural repair, improvement or reconstruction.

The property must be unoccupied and unable to be lived in.

An exemption can be awarded for 12 months from the date the property was last occupied.

If circumstances remain unchanged, a 10% discount can be awarded once the exemption has ended as long as work is ongoing or as long as the major works have commenced and the work is still ongoing.

If you purchase a property which was being structurally repaired, you will receive the remainder of the 12 months exemption, if appropriate, from the date the property was last occupied. If this has already expired, you will qualify for a 10% discount if work is ongoing.

6 month additional discount - vacant dwellings that subsequently undergo extensive repair after sale

Circumstances - Vacant dwellings that subsequently undergo extensive repair after sale.

If the property has recently changed hands and the previous occupant has exhausted all empty property exemptions, we will assess any application to determine if a standard charge applies or if a 10% discount can be awarded.
